Asbestos was frequently used as a type of building material in homes from the 1950’s – 1990’s. There were a number of benefits for using asbestos due to it being heat, fire and chemical resistant, as well as it being unlikely to biologically degrade. Despite these benefits, they didn’t outweigh the significant stumbling block, which is that when asbestos is damaged or disturbed it causes serious health problems.
In 2012, the Control of Asbestos Regulations (CAR 2012) was introduced to combat the high mortality rates associated with asbestos exposure in the UK. The legislation aims to reduce human exposure to asbestos through continued management and surveys. In short, if you own or are looking to purchase a domestic or non-domestic property, you might need an asbestos survey.
What does the law say about asbestos surveys?
If you own or control any ‘commercial property’ built prior to the year 2000, you must hold an asbestos survey by law – this is called an Asbestos Management Survey. Any properties built after the year 2000 aren’t legally required to have an asbestos survey, but the use of asbestos was still occurring amongst builders after this date.
Planning on undertaking work on your property (domestic or commercial)? You’re required to have a more detailed asbestos survey – this is called a Refurbishment & Demolition Survey. These surveys are valid for a period of up to 12 months, so be sure to have a project management scope in place.

How long is an asbestos survey valid for?
As previously mentioned, it is a legal requirement for all properties built before 2000 to have already had an asbestos survey – the validity of this survey (Asbestos Management Survey) is indefinite.
Refurbishment & Demolition surveys are a legal requirement when upgrading, refurbishing or demolishing a building (or part of it). Re-inspection surveys follow on from your initial asbestos survey and these are generally needed at least every 6 to 12 months if asbestos is present in your property.
