What is an asbestos management survey?

An asbestos management survey is a standard inspection designed to identify and assess Asbestos Containing Materials (ACM) in a property. It helps building owners or managers monitor and manage asbestos safely.

This non-intrusive survey records the type, location, condition, and accessibility of ACM, with samples taken for analysis if needed. It identifies any materials that could be damaged or disturbed during normal use and forms the foundation of the Asbestos Register.

The survey provides a management plan and report, outlining any necessary actions to ensure the safe handling of ACM. If asbestos is found, check our blog on what to do next.

Why Do I Need an Asbestos Management Survey?

If your building was built before the year 2000, there’s a real possibility it contains asbestos. A management survey is a legal requirement for most non-domestic buildings—including offices, shops, industrial units, and rental properties—and is essential for landlords and duty holders under the Control of Asbestos Regulations 2012. It helps identify and monitor any asbestos-containing materials (ACMs) that could be disturbed during normal use, so you can manage them safely and stay compliant.

What Does the Survey Involve?

An asbestos management survey is non-intrusive and designed to locate any visible or accessible asbestos-containing materials that could be disturbed through day-to-day use, repairs, or maintenance. Our BOHS-qualified surveyors will inspect your property, take samples where needed, and provide a detailed report with lab results and clear guidance on what to do next. Whether you’re managing one property or multiple sites, the process is quick, professional, and fully compliant with UK regulations.

What is asbestos and asbestos-containing materials?

Asbestos is an umbrella term for a group of naturally occurring minerals composed of microscopic, flexible fibres that are found near the Earth’s surface.

Asbestos was widely used in construction for flooring, roofing and insulation up until 1999 when its ban was introduced. There were a number of benefits of using asbestos due to it being heat, fire and chemical resistant as well as unlikely to biologically degrade and would not dissolve in water, however, these didn’t outweigh a major drawback that past asbestos exposure caused serious health problems. Laws have been introduced and updated throughout the years (Control of Asbestos Regulations 2012 is the most up-to-date) in order to ensure asbestos and asbestos fibres are managed safely. To find out more about what asbestos is and why it can be dangerous if it isn’t tested by a UKAS accredited laboratory, read our ultimate guide to asbestos.

What should I do if I find asbestos?

It is vital that you leave any asbestos materials alone and contact a certified professional in Hampshire as soon as you can. Its removal should be handled by a licensed contractor and any Asbestos Containing Materials (ACMs) should be disposed of correctly by a licensed disposal site.

Learn more in our guide to what you should do if you find asbestos in your property – as a duty holder, it’s a legal requirement to identify ACMs and ensure its management.

How often should asbestos surveys in Hampshire be carried out?

Different types of asbestos surveys require unique attention to one another, as they are dynamic in nature. Some surveys in Hampshire need to be carried out every 6 – 12 months, whereas some only need to be completed once.

Read our guide to how often asbestos surveys should be carried out.

What do asbestos roof tiles look like?

While the three varieties of asbestos utilised in roof tiles and slates can be easily distinguishable on their own (crocidolite, amosite and chrysotile), it becomes challenging to identify them when they are blended into a single roof tile

Roofing tiles that contain asbestos often have a white, grey, or blue-white colour, however, as previously mentioned, other tiles made from safe materials also share these colours.

Do I need an asbestos management survey?

Asbestos-containing materials were commonly used in the UK well into the late 90s and it is still common to find them within homes and commercial properties. If you own or control any commercial property built prior to the year 2000, you must hold an asbestos survey by law – this is called an asbestos management survey. Any properties built after the year 2000 aren’t legally required to have an asbestos survey, but the use of asbestos-containing materials was still occurring amongst builders after this date.

If you’re still unsure whether your property needs an asbestos management survey, you can contact one of our team who will be more than happy to help or see our guide on whether you need an asbestos survey.

What types of asbestos management surveys do you provide?

Commercial Management Surveys

If you own or control a commercial property built prior to the year 2000, it is stated that you must hold an asbestos survey by UK law.

The aim of commercial and industrial asbestos surveys is to find ACM and record what type of asbestos it is, where and how accessible the ACM is, the condition it’s in and any surface treatment. All commercial buildings that were built before 2000, need an asbestos survey.

Domestic Management Surveys

Residential properties built after the year 2000 aren’t legally required to have a survey, but asbestos was still being used after this date.

The purpose of domestic and residential asbestos surveys is to find ACM and record what type of asbestos it is, where and how accessible the ACM is, the condition it’s in and any surface treatment that needs immediate attention. This type of survey is always recommended.
